Manipal Health Enterprises has signed a 30-year lease agreement with TIL Investments, an Indian subsidiary of Singapore-listed Thakral Corporation, to develop and operate a multispecialty hospital in Gurugram, Haryana.

The proposed hospital will be developed on approximately 3.5 acres of land, with the first phase expected to have a capacity of up to 500 beds, according to the company's regulatory filing.

Under the agreement, Manipal Health Enterprises will be responsible for constructing, operating, managing, and maintaining the hospital. The land parcel is located near Indira Gandhi International Airport and major infrastructure links, with upcoming residential and infrastructure developments in the surrounding area.

Based on an earlier estimate shared by Manipal Hospitals CEO Dilip Jose, expenditure on medical equipment, technology, information technology, and interiors could be around INR 1.5 crore per bed.

According to reports, the estimated investment cost for the Gurugram project could come to approximately INR 750 crore.

The proposed hospital is intended to serve as the anchor for an integrated health and wellness ecosystem, with supporting hospitality and retail facilities.

The development is expected to strengthen Manipal Hospitals' presence in the Delhi-NCR healthcare market.

Commenting on the new expansion, Jose said, “Delhi NCR is an important market for Manipal Hospitals. The proposed hospital in Gurugram will enable us to strengthen our presence in the region and serve its growing healthcare needs.”

Currently, Manipal operates 49 hospitals with more than 12,600 beds across India, including three facilities in the Delhi-NCR region.

Alongside organic expansion, the healthcare group is also evaluating acquisition opportunities in Kerala, Hyderabad, Delhi NCR, and Visakhapatnam.
